Can I own Property in Mauritius ? – Yes you can.

We are asked the above question on a daily basis, here are some more questions we receive which may assist our clients in deciding to make the move,

Where can I purchase a property?

Non-citizens of Mauritius can purchase property in the following approved zones, a PDS (property development Scheme), smart city or an apartment with a ground floor plus two levels, known as “ground plus two” (apartment block). Certain commercial property is also available to foreigners.

Is there a minimum amount I need to invest to obtain residency?

500 000USD with grant you residency on the island, however clients can opt for an investment property below the 500 000USD, which doesn’t offer residency but does provide a nice holiday home or passive income should you decide to rent it out your property or put it in a rental pool.

Can I finance my property purchase?

Most financial institutions in Mauritius offer mortgage bonds between 60% and 70% on the value of the property with the balance being funded by the investor and charge around 4.5% interest per annum.

Can I purchase off plan property?

You can, known as the “pay as you build” option, this allows for funds to be paid as your property is being built, you can also obtain residency on a 500 000USD or more purchase before your property is even finished at around 25% payment and signature of the title deed transfer.

Does Mauritius offer any protection in terms of off plan developments?

Due to good government regulations in place your investments are well protected and all funds go to the appointed notary’s trust account and are only dispersed once all documentation is in order.

Can I buy beach front property?

You can, under certain conditions, but must be available to foreign investors and would need to be ground plus two if beach front property. 

Who can I speak to about purchasing a property?

Do you assist in moving funds offshore in and opening of bank accounts in Mauritius?

The following categories are

ELIGIBLE FOR THE PERMANENT RESIDENCE PERMIT.

► An investor who holds a valid Occupation Permit and the aggregate turnover of his company has exceeded 45 million rupees for any consecutive period of 3 years.

► An investor who invests at least USD 500,000 in a qualifying business activity as per list below:

Agro-based industry, Audio-visual, Cinema and Communication, Banking, Construction, Education, Environment-friendly and green energy products, Financial Services, Fisheries and Marine Resources, Freeport, Information Technology, Infrastructure, Insurance, Leisure, Manufacturing, Marina development, Tourism and Warehousing, Initial Public Offerings.

► A self-employed who holds an Occupation Permit and where the annual income exceeded MUR 3 million for three consecutive years.   

► A professional having a valid Occupation or a Work Permit and whose monthly basic salary exceeded MUR 150,000 for three consecutive years immediately preceding the application.

► A retired non-citizen who has held a Residence Permit for three years and has transferred USD 40,000 annually to his account in a local bank during each of these three years.
